Dear Seller :

                Please be advised that this office represents BANK., the Lender chosen by Buyer  to provide mortgage financing for the purchase of the above referenced property.  Our office will conduct the closing and this letter was prepared to advise you of the documents you must bring to the closing.  If the documents which have been checked off are not brought to closing, the closing may not take place as scheduled.  You will need the following:

                                             Deed (a new Deed can be prepared by our office for a $100.00 fee);

                               Fire Inspection Certificate (to be obtained from local fire department);

                                           

   Final water bill (this office orders final water reading from local water and/or sewer department and will pay these final bills for you at closing or you can call yourself and ha've final reading done and bring paid receipt with you to closing);

                                              Positive Identification (e.g. Driver's License);

                                              Social Security Number or Tax Identification Number;

                                                Certificate of Occupancy and Certificate of Compliance (for new construction);

                                               6D Certificate (for condominium);

                                        Certificate of Insurance (for condominium; please call to obtain specific instructions);

                                        Owner's Duplicate Certificate of Title (if the real estate you are selling is Registered           Land);      

                                       Copy of Tax Bill and paid receipt for most recent tax period;

                                       Name of your Attorney if you plan to use one for this transaction.

                Most importantly, if you presently have a Mortgage or any Equity Line of Credit on the property you are selling, please notify this office immediately at        to provide us with Lender(s) name(s), account number(s) and telephone number(s) so that we may be able to payoff any lien(s) on the above referenced property at closing.
